More glass, more light, more view.
Fixed light and picture windows are the purest expression of glazing – no handles, no hinges, no moving parts. Just an unobstructed pane of glass that frames a view, floods a room with natural light, and delivers outstanding thermal performance. Increasingly specified across London for extensions, stairwells, contemporary new builds, and large open-plan living spaces, fixed windows are one of the most versatile and cost-effective glazing solutions available – whether used on their own or combined with opening lights to balance light, ventilation, and design.
A fixed light window is a non-opening window sealed directly within its frame. It has no hinges, no locking mechanism and no moving parts – its sole purpose is to admit natural light, provide a view and contribute to the thermal envelope of the building. Because there are no operable seals or moving hardware to degrade over time, fixed windows typically achieve better airtightness and thermal performance than equivalent opening windows of the same size.
A picture window is a large-format fixed light with a deliberately slim, low-profile frame designed to maximise the visible glass area and create an expansive, unobstructed view of the outside. The term is used most commonly for large statement windows in living rooms, kitchen-dining extensions and open-plan spaces where the window itself becomes an architectural focal point. Picture windows are typically wider and taller than standard fixed lights, and the frame is designed to recede as much as possible so the view takes centre stage.
In practice, the two terms are often used interchangeably in the UK market, and the distinction lies primarily in scale and intent. Both are non-opening, both maximise glass area, and both are frequently combined with opening lights – casement, tilt and turn or sash – to provide ventilation alongside the fixed glazed areas.
We work with leading manufacturers and specialist brands to supply a full range of fixed light configurations for London homes and projects:
Non-opening sashes set within a frame that matches the profile of adjacent opening windows. Used throughout the home to maximise glass area whilst maintaining a consistent external appearance.
Large-format fixed lights with slim low-profile frames, designed to create a statement view and maximise natural light in living rooms, dining spaces and kitchen extensions. Often the central panel in a wider glazing arrangement.
Large fixed lights installed in a gable end wall, typically in loft conversions, vaulted rooms or barn-style extensions. Gable windows admit light from the end wall and create dramatic visual impact in high-ceilinged spaces.
Fixed lights in arched, circular, triangular or custom profiles for architectural features, stairwells and unique design details. Fixed construction is particularly well suited to non-rectangular shapes where an opening mechanism would be impractical.
The most common arrangement across London projects. A large fixed light is paired with one or more casement, tilt and turn or sash windows to provide ventilation alongside maximum glazed area. Bay windows, for example, frequently use a fixed central light flanked by two opening side sashes.
Fixed light and picture windows offer a distinct set of advantages, particularly well-suited to London homes and extensions:
With no frame divisions, handles or hinges breaking up the glass area, fixed windows admit more light per square metre than any equivalent opening window.
No moving seals, worn hinges or operable hardware means fixed windows achieve better airtightness than opening windows of the same size.
The defining benefit of a picture window. The slim frame recedes, and the glass itself becomes a framed view of the garden, landscape or cityscape beyond.
Fixed windows cannot be forced open from outside. There are no hinges to remove, no handles to manipulate and no locks to pick.
No moving parts means no hardware to lubricate, no seals to replace and no mechanisms to service. An occasional clean is all that is required.
For large glazed areas where ventilation is not needed, fixed lights are often more cost-effective than bifold or sliding door systems whilst delivering a similar visual effect.
Fixed construction is the natural choice for arched, circular, triangular and other non-rectangular openings where an opening mechanism would be impractical or impossible.
Fixed lights can be specified to match the sightlines, profiles and dimensions of adjacent opening windows, maintaining a clean, coherent external elevation.
Fixed lights and picture windows are particularly well suited to:
Contemporary rear extensions and kitchen-dining rooms – where a large picture window or wide fixed glazed panel brings the garden into the living space and creates a visual connection between inside and outside.
Stairwells, landings and hallways – where natural light is needed at height but ventilation is not a priority and where a fixed light can be positioned to wash the staircase in daylight.
Loft conversions and vaulted spaces – gable-end fixed lights and rooflights flood large open spaces with light from above and from the end wall.
Living rooms facing gardens or green space – where a wide picture window frames a view and becomes the focal point of the room.
Combination glazing arrangements – where a large central fixed light is paired with smaller opening casements or tilt and turn windows on each side to balance light, view and ventilation.
Architectural feature windows – arched heads, circular porthole lights, triangular gable windows and other bespoke shapes that would be impractical to make openable.
Rooms where security is a priority – fixed lights cannot be opened from outside, making them inherently more secure than any opening window in the same position.
Passivhaus and low-energy projects – where the combination of fixed construction and triple glazing achieves the demanding airtightness and thermal performance targets these standards require.
The most widely specified material for contemporary London extensions and new builds. Thermally broken aluminium frames offer the slimmest possible sightlines, maximising the glass area and giving picture windows a near-frameless, architectural quality. Available in a full RAL colour range. Brands we work with include Reynaers, Cortizo and Schüco.
For period properties and conservation areas where a warm, natural interior finish and authentic profiles are required. Available in engineered redwood, Accoya and hardwood.
Alu-clad systems from Rationel and Velfac, combining a timber interior with aluminium exterior. Available in both the Aura/Auraplus (heritage) and Forma (contemporary) ranges.
Fixed light windows are available across a full RAL colour range in all materials. Because there are no handles or visible hardware on the face of the window, the frame itself becomes the only visual element – making colour choice particularly important in picture window installations. Dual colour finishes, slim frame depths and flush-fitting options all contribute to the architectural quality of a well-specified fixed light.
All fixed light and picture windows we supply are available with:
Double glazing – the standard choice for most London homes, meeting current Part L building regulation requirements.
Triple glazing – triple glazed window units for maximum thermal and acoustic performance. Fixed construction combined with triple glazing achieves some of the lowest U-values available in residential glazing.
Acoustic glass – laminated acoustic units for noise-sensitive urban positions, particularly useful for large picture windows facing busy roads or rail lines in London.
Fixed light windows do not have handles, hinges or locking mechanisms. Security is inherent in the construction – a sealed fixed light cannot be opened from outside.
Posted on dermot hayesTrustindex verifies that the original source of the review is Google. I spent an enormous amount of time researching doors and windows. I wanted triple glazed, thin elegant frames, affordability and value for money. I searched the net and contacted very many companies; some looked very good indeed apart from the affordability and some were not worth bothering about. I contacted Velfac UK who I had heard were very good and they put me on to Citi Homes Windows who handle their products. We went to visit the Citi Homes showroom and they were fantastic. Over a cup of tea we discussed with them what we wanted and they showed me frames that exactly fitted the brief. They were able to give me an estimate on the spot, based on approximate sizes and followed up with a visit to discuss the project with my builder and to take accurate measurements. They confirmed the price and we placed the order just before Christmas 2025, taking delivery in the middle of March 2026, about eight weeks turnaround if you take out the Christmas period. The windows and doors are installed and I am delighted with them. They are substantial and elegant frames of excellent quality. The fitters were great and very charming; in fact all the people at City Homes are very charming and excellent communicators which really helps. I think the doors and windows are of excellent value and I got exactly what I wanted; triple glazed, thin elegant frames, affordability and value for money. The total price including fitting was under £8000.00. I would certainly highly recommend them. Dermot Hayes.Posted on Rosie GastonTrustindex verifies that the original source of the review is Google. Wonderful experience with the team from start to finish. They replaced 5 floor to ceiling window panels for us after damage caused by a fire. The installation and service was seamless. Great communication, constant updates on progress, and the guys were super efficient, hard working, respectful and tidy. They’ve done a fab job and we couldn’t be happier with both the process and the final product. Thank you!Posted on Philip WareTrustindex verifies that the original source of the review is Google. Great people, great window.Posted on Celia BaconTrustindex verifies that the original source of the review is Google. Citi Homes installed our new Velfac fully reversible top hung windows to our loft conversion. Linus was very proffessional and thorough and we're very pleased with the windows and installation. Giving 5 stars as can't really fault Citi Homes but jus to note the only downsides: - the lead time on the Velfac windows is longer than standard windows and due to the way the units are fitted meant the window openings were not able to be finished / completed until the units go in. - Standard terms by Citi to have the balance paid 2 weeks ahead of installation of the windows which we found to be irregular and a little concerning to pay the full amount up front ahead of installation. I note on qurying this, Citi Homes did agree to 10% to be retained until after installation which was appreciated given we had already agreed to their original terms but would suggest reviewing this ahead of placing the order if this is a concern for you.Posted on Paula BrownTrustindex verifies that the original source of the review is Google. Citi Homes replaced the unusual rear double doors of my home in November 2025, following a burglary. I found the company to be very professional and trust worthy. Linas kept me up to date about the order and delivery date and the fitters were reliable, hard working and completed the work to a very high standard. Thank you. I am happy to recommend Citi Homes Windows Limited for future projects.Posted on Bronwen WilliamsTrustindex verifies that the original source of the review is Google. Very happy with the new window, excellent quality, and Linas and the team could not have been more helpful, always ready to answer questions and provide advicePosted on michael suluTrustindex verifies that the original source of the review is Google. I bought sliding doors and a glass-to-glass corner glazing unit for my home. Linas was super responsive and really helpful, giving me insight in to the difference between options and liasing with my builders to complete the project quickly. The installation team were friendly, efficient, and really precise in the work they did, it is clear that they value good work and that they will continually get business based on the standards they achieve. I will be using their sister company for any internal renovation projects I will undertake in the future.
Yes. Fixed lights, particularly in timber or composite with heritage slim-profile glazing, are widely accepted in conservation areas and for listed buildings. Shaped fixed lights such as arched heads and circular windows are particularly valued in conservation settings where original architectural features are to be retained or replicated. We can supply documentation to support planning and listed building consent applications.
Yes, generally. Because fixed windows have no operable seals, hinges or hardware that can degrade over time, they provide better long-term airtightness than equivalent opening windows.
Yes, fixed construction is well suited to large-format glazing because there are no hinge or handle loadings to consider. Aluminium picture windows in particular can be specified in very large formats with ultra-slim frames, delivering near-frameless expanses of glass for contemporary extensions and open-plan living spaces. Solar control glazing should be considered for south or west-facing large-format installations.
Fixed lights are often more cost-effective than equivalent opening windows of the same size, as there is no hardware, mechanism or complex weather-sealing to factor into the price. For large picture window installations, the main cost driver is the glazing unit itself. Contact us for a tailored windows installation price.
Quality fixed light windows in aluminium or composite typically last 40 years or more. Timber fixed lights with quality factory finishes and periodic maintenance can last 50 years or more. All fixed windows we supply come with a manufacturer's warranty for added peace of mind.
